Thank you to everyone who got out to vote in the 2023 election. There were several propositions important to EPSTRA stakeholders on the ballot. With your help, all of the below measures passed:

  • Proposition 1: Support (check circle) HJR 126: Establishing the Right to Farm
    • We support Proposition 1 because it preserves property rights and protects one of the largest industries in Texas, as well as ensuring that Texans have reliable access to safe and affordable food. (Passed) 
  • Proposition 4: Support (check circle) HJR 2: Property Tax Relief
    • Proposition 4 would provide needed tax relief for Texans. (Passed) 
  • Proposition 6: Support (check circle) SJR 75 Establishing the Texas Water Fund
    • Proposition 6 would provide a critical source of funding to protect our water quality, ensuring Texans have plenty of clean water as well as preserve real estate values for the future. (Passed)
  • Proposition 7: Support (check circle) SJR 93: Establishing the Texas Energy Fund
    • This proposition would protect real estate values by helping to ensure that the Texas energy grid can meet future demands. (Passed) 
  • Proposition 8: Support (check circle) HJR 125: Establishing the Broadband Infrastructure Fund
    • Proposition 8 elevates real estate values by bringing critical broadband infrastructure to areas in need of service. (Passed) 

Holiday Hosting Essentials: Make a List and Check it Twice

With the holiday season fast approaching, it’s important to prepare accordingly. Here’s a checklist to help get your home holiday-ready:

  • Block your calendar: Know what days you’re available to host and block out your calendar early.
  • Price accordingly: Make sure your pricing is in line with others in your market, and take advantage of smart pricing tools.
  • Update your property description/photos: Adding some holiday flair to your property description, and photos can make it more inviting. Consider what makes your property unique, along with any local holiday events going on.
  • Support local businesses: Including holiday treats from local businesses is a perfect touch to make your space more welcoming for guests. You can also provide information on local shops and restaurants that are great to visit during the holiday season. 
  • Know your guests: Have a guest screening process in place, and make sure you know whom you are hosting. This helps avoid parties and disruptive guests. 

Plan ahead: Noise, trash, and parking are some of the top nuisance complaints for vacation rentals. The holidays can mean more of all three, so plan ahead by making sure you have a plan to pick up additional waste, share your parking rules with guests well in advance, and consider using noise monitoring devices to help avoid disturbing your neighbors.
